Asbestos Management Plans
Our Asbestos Management Plan (AMP) and Asbestos Register will identify and report on asbestos containing material (ACM) located within the Common Property areas of a strata scheme and associated facilities and plant. The report is based upon a visual inspection of the Common Property areas and confines itself to visually identifying and assessing the ACM and risks associated with the static condition of the material on the day of inspection and recommending control measures to minimize the risks.
Only readily accessible areas of the common property and areas fully visible from areas of the common property are inspected. A colour report including photos identifying the location of the suspected material will be provided to the Owners Corporation. It is recommended that the AMP be updated at least every 5 years to reduce the risk of contamination from being exposed to ACM’s, with the possible consequence of litigation against the Owners Corporation.
The information in the report will assist the Owners Corporation to fulfill its obligation to provide a safe workplace for employees, residents and visitors to the complex. Only samples of damaged material are taken whilst on site or material planned for removal. We do not disturb material that may contain asbestos.
