Capital Work Fund Plans
Sageview will compile a Capital Work Fund Budget for the common areas of the property using our exclusive report format that has been developed to ensure the Strata Manager and Owners Corporation receive the information in an easy to read format which includes graphs, charts and tables. The 15-year plan will provide for long-term maintenance and repair of the building as well as replacement of common property items. The aim of a Capital Work Fund Plan is to regulate levies over time to avoid excessively heavy assessments during any one year. This information is also useful and must be made available to lot owners and potential buyers to ensure transparency of incumbent property costs.
The report consists of a site inspection identifying and assessing the condition of the common property, materials used and estimating their life expectancy. Our experienced building inspectors use rates commonly used in the building industry today. The report should be reviewed every 2 to 5 years, depending on size of complex and planned works, to update any changes caused by abnormal expenditure, government legislations, differences between tender prices and monies allocated in the report, building material availability and condition of the building.
